- What do I see before paying?
- The free preview shows every finding the checks produce, grouped by severity, each with a plain-English explanation — plus which required documents are missing from your set. The readiness verdict, executive summary, price check, transfer-day cost estimate, questions for the seller and the action plan unlock with a credit.
- How many free preview runs do I get?
- Two free preview runs per account, at most one every 8 hours. Both limits reset when you buy credits.
- Do credits expire?
- No. Credits never expire, one credit unlocks one full report, and there is no subscription.
- Which documents can I upload?
- The usual Thai condo paperwork: chanote (title deed), reservation agreement, sale and purchase agreement, juristic-person letters, payment schedules and more — as PDFs, photos or scans, in Thai or English.
- Can it read photos and handwritten pages?
- Photos and scans are fine — every page is OCR’d before analysis, up to 15 files per case and 10 MB per file. Clearly legible handwriting, like the annotations on a chanote’s back page, is read too; anything that can’t be read with confidence is flagged for you to verify, never guessed.
- How long does a report take?
- Minutes, not days. Most reports are ready within a few minutes of starting the check.
- Do I still need a lawyer?
- For a purchase this size, usually yes — and the report is built to make that engagement sharper, not redundant. It translates and cross-checks your documents first, so you brief your lawyer on specific clauses and gaps instead of paying hourly rates for the basics. It is not legal advice, and it does not replace an in-person Land Office encumbrance search.
- What if the report gets something wrong?
- If you find a verified material error — a misread value, a mistranslation that changes the meaning, or an incorrect cross-check between documents — within 30 days of unlocking, we refund that report’s credit. Unused credits are refundable in full within 14 days of purchase.
